Booking terms

Cancellation

50% refund if cancelled at least 14 days before the arrival date. Non-refundable after that.

Damage policy

We don't hold a damage deposit. However, guests are responsible for any damage to the property beyond normal wear and tear, and may be invoiced for the cost of repair or replacement after checkout.

Check-in / check-out

Check-in 15:00 – 23:00. Check-out 08:00 – 11:00. Please notify the property manager of your arrival time so we can meet you with the keys.

House rules

• No smoking inside the apartment. Smoking is allowed on the veranda — please use the ashtrays and take care of the outdoor furniture.
• No pets.
• No parties, large gatherings, bachelor / bachelorette stays or loud music — the complex is residential and quiet at all hours.
• Children of all ages welcome — a baby crib is available on request; please ask us in advance.
• Quiet hours 14:00 – 17:00 (Greek afternoon siesta) and after 23:00.
• Maximum 6 guests; extras subject to availability and surcharge.
• Pool and private beach are unattended by a lifeguard — use at your own risk.

Pool & beach safety

The swimming pool and private beach are unattended by a lifeguard. By booking, you acknowledge that you and your party use these facilities at your own risk. Children must be supervised at all times.

Quiet hours

14:00 – 17:00 (Greek afternoon siesta) and 23:00 – 08:00 (overnight) are observed by the complex. Please plan loud poolside activities outside these windows.

Governing law

These terms are governed by Greek law. Any dispute is subject to the exclusive jurisdiction of the courts of Chalkida, Greece.

Your privacy

When you contact us — through the form, by email, or via WhatsApp — we collect only what you share with us: your name, contact details, travel dates, and message.

We use this information solely to reply to your inquiry and coordinate your stay if you book. We never sell it, rent it, share it for marketing, or pass it to anyone for any purpose unrelated to your booking.

This site doesn't use cookies.
